When a growing family loves their historic neighborhood but desperately needs more square footage, moving away isn't the only answer. The homeowners were preparing to welcome their second child, expanding their beautiful home was the perfect alternative.


Eric Cantu Remodeling recently took on this gorgeous room addition project located in the Belmont Sub subdivision within the vibrant Lower Greenville neighborhood of Dallas. Blending modern comfort with historic preservation, this 1920's Craftsman style home sits carefully positioned within both the Belmont Addition Conservation District and the Vickery Place Conservation District, a historic home with special needs, our speciality.


Here is the story of how we took this historic home from its original state, navigated the construction process, and delivered a seamless, light-filled bedroom expansion for our clients.

The Before: A Cozy Footprint Ready for Growth

Expanding a home within a strict Dallas conservation district requires a deep understanding of local architectural guidelines. Every structural detail, from the pitch of the roofline to the siding materials, must honor the craftsman characteristics of the surrounding neighborhood.


Initially, the backyard featured an open wooden deck and a small patio layout. While it was a beautiful outdoor space, the impending arrival of a second child meant that converting this footprint into heated, livable square footage was a much higher priority for the family. Our goal was simple yet precise: seamlessly build a bedroom addition that looks as though it was part of the original structure.

The During: Deep Mud, Strong Foundations, and Precision Framing

Once the old deck was cleared out, it was time to get to work. Building an addition to a historic pier-and-beam structure requires flawless execution during excavation and site leveling.


Our crews navigated the muddy ground to excavate soil, establish structural batter boards, and prepare a rock-solid base that would perfectly align with the existing home's foundation line. From there, the team raised the framing and wrapped the exterior in advanced green ZIP System sheathing. This guarantees top-tier energy efficiency and moisture barriers, which are absolutely essential for navigating unpredictable Texas weather.

It begins with a view of the green ZIP System weatherproofing panels and newly installed windows on the exterior. The camera then moves through an open doorway into the interior, revealing beautifully finished light blue-gray walls, pristine white trim, newly extended matching hardwood floors, and a modern ceiling fan in a room filled with brilliant natural light.

The After: A Seamless, Sunlit New Bedroom

Inside the newly completed room addition, the expansion truly shines. To maintain interior design continuity, we extended the home's rich hardwood floors into the new bedroom.


The walls were finished in a soothing, light blue-gray tone, accented by crisp white trim and a fresh ceiling fan. To maximize natural light, we installed a bank of large, high-efficiency windows that look out into the backyard. On the outside, the roofline and siding integrate seamlessly, making it nearly impossible to tell where the original historic home ends and the new bedroom begins.
