Vickery Place : Historic Charm - Modern Elevation

What do you do when you have a narrow lot in a historic conservation district in a Dallas neighborhood from the 1920s but still want more space? You UPgrade and build up.

The Challenge: Preserving the 1920s Spirit

Vickery Place is one of Dallas’s oldest and most charming neighborhoods. Walking down these streets is like stepping back into the 1920s, where Prairie, Craftsman, and Tudor bungalows define the architectural landscape. However, these historic homes, while beautiful, often lack the square footage and open layouts desired by modern families.


The challenge for this project was twofold: the lot was narrow, and the property sat within the strict jurisdiction of the Vickery Place Conservation District. These guidelines are in place to ensure that any new construction or major remodel maintains the neighborhood's cohesive, historic feel. For many builders, these restrictions are a hurdle; for our design-build team, they are a framework for creativity.


The Solution: A Strategic Two-Story Upgrade

The original structure was a modest one-story home that simply couldn't accommodate the client's vision for a spacious, custom residence. Because the lot didn't allow for outward expansion without sacrificing outdoor space, the answer was clear: we had to go up.


By converting this one-story bungalow into a sophisticated two-story custom home, we were able to nearly double the living space without increasing the home’s footprint on the narrow lot. This "rebuild" approach allowed us to implement modern structural integrity and energy efficiency while meticulously matching the exterior aesthetic to the surrounding 1920s charm.


Navigating Conservation Guidelines

Working within a Conservation District requires a deep understanding of specific architectural details. Every element of this build, from the pitch of the roof to the style of the windows and the choice of siding, was carefully selected to fit within the Vickery Place guidelines.


Our design-build process ensures that these regulatory requirements are baked into the plans from day one.
